The First Ten Minutes After a Pipe Bursts

A burst pipe does not wait for a convenient time. Drywall wicks water fast, flooring buckles within the hour, and anything sitting on the floor becomes the first casualty. What you do in the first ten minutes is usually the difference between mopping up a puddle and tearing out a section of wall.

Shut off the water at the main

Every home on Florida's Gulf Coast has a main shutoff valve somewhere between the water meter and the house. On a lot of Manatee and Sarasota County homes that means a valve near where the line enters the house, in a utility closet, near the water heater, or just outside close to the meter box. Turning that valve clockwise until it stops cuts water to the whole house, which is the fastest way to keep a burst pipe from getting worse while you figure out what happened.

If you have never located your own main shutoff, do it today, before you need it in a hurry with water already on the floor. Walk the exterior of the house, check the garage, and check any utility closets. Turn it a quarter turn and back, just to be sure it moves freely, then leave it alone until it is needed.

Drain what's left in the lines

Once the main is off, there is still water sitting in the pipes above the break, and it will keep draining out until you relieve the pressure. Open the lowest faucet in the house and let it run until it slows to a trickle, then open a faucet upstairs to let air into the lines. Flushing a toilet or two once the main is off also helps clear water sitting in tank lines. None of this stops the leak, it just gets ahead of the water that is already committed to coming out.

Protect what you can't replace

With the water under control, turn your attention to anything sitting in the path of what has already leaked out. Move rugs, furniture, boxes and electronics off wet flooring and up onto dry ground. Towels and a wet vacuum, if you have one, buy time. A box fan or two aimed at the wet area slows how far moisture spreads into baseboards and drywall while you wait for help.

Photograph the damage before you clean it up

Before you start drying things out and moving furniture back into place, take photos of the leak itself, the water line on the wall or floor, and anything that got wet, from a few angles and with the room lights on. Insurance adjusters want to see the scene as it happened, not the aftermath once everything is already dry and put back. A few minutes with a phone camera now can save a lot of back and forth later.

What usually causes a pipe to burst

Freezing is the cause most people hear about, but it is not the one Manatee and Sarasota County homeowners usually deal with. Around here, a burst is more often the result of age and corrosion working on older galvanized pipe from the inside, a fitting that finally gives out under normal water pressure, or a section of pipe running under a slab that has shifted slightly over the years. A sudden spike in water pressure, sometimes called water hammer, can also be enough to split a weak joint that has been holding on for a while. None of these give much warning before they let go.
