A tank leaking or pooling water at the base is almost always near the end of its life rather than a spot that can be patched.
A tankless unit shows different signs, fluctuating temperature or an error code on the display instead of a puddle on the floor, but the underlying question is the same either way: repair the part that failed, or replace the unit before it fails at a worse time.
